We put together a full guide of the county, from Mims down to Grant-Valkaria, covering every residential development we're currently tracking. This isn't every single custom home lot in Brevard County. It's the neighborhoods and master-planned communities where real construction activity is happening or about to happen. Here's the breakdown, area by area, moving North to South.
Mims
The far north end of the county. Rural country living for those looking to stay away from the hustle and bustle.
- Indian River Preserve (Mims): A development at the intersection of I-95 and SR-46 that stalled years ago before D.R. Horton stepped in to build. Horton has since closed out its current phase, but this corner of the county is expected to see more construction activity added over time.
Titusville
Where redevelopment meets new opportunity, and it's still one of the closest points of access to Kennedy Space Center.
- Brooks Landing (Titusville): Built by Ryan Homes at the north end of Titusville. Every home here is to-be-built, meaning buyers pick their lot, floor plan, and upgrades, with the trade-off being a longer build timeline.
- Brookshire (Titusville): A Stanley Martin community known for wider home sites than most new construction you'll find in Florida right now, giving more buffer between neighbors. Stanley Martin's incentives here have been strong and are expected to continue.
- Harbor Lake Estates: A D.R. Horton community with only 20 to 30 home sites, expected to be Horton's higher-end, executive-level product for the area. Full details on floor plans and pricing are expected by the end of the year.
- Huntington Park: Sits directly adjacent to Harbor Lake Estates and is being built by Holiday Builders, with roughly 30 to 40 home sites planned.
- Shores of Tranquility: Custom home sites off SR-405 with direct access toward the Space Center, making it a strong option for anyone who wants rocket launch views right from the backyard.
- Verona: A KB Home community with heavy conservation and water views. Nearly every home site has some kind of natural view rather than a rear neighbor, and KB is offering a mix of quick move-in spec homes and to-be-built options.
Cocoa and Port St. John
Moving staying on the mainland, this stretch is seeing a mix of established closeouts and communities still in early development.
- Watermark: A joint project between Risewell Homes (Formerly Landsea) and Stanley Martin. The community is still less than halfway built out, so this is very much a 2026 opportunity.
- Hickory Ridge: An Adams Homes community in its closeout phase. Homes here are spec-built and move-in ready at a strong entry level price point, still with good proximity to the Space Center.
- Windward Preserve: Taylor Morrison's first community on the Space Coast, located near the I-95 and SR-528 interchange. The site includes a number of waterfront and conservation home sites. Worth watching for traffic noise given the highway proximity, though the planned Brightline stop is expected to land in this same corridor, which could add long term value here.
- Riverwalk: A mix of D.R. Horton and custom homes off Rockledge Drive, positioned as a higher end, more exclusive product with limited home sites. It backs up to US-1 but has private community river access, so that's a factor to weigh alongside the finishes and floor plans.
Rockledge
Rockledge technically overlaps with Viera, but these two communities sit on the Rockledge side of that line.
- Catamaran Cove: One of the most talked about communities on our radar right now. It offers single family and townhome product aimed at first time buyers and affordability, and it's zoned for Manatee Elementary, a school zone that's normally out of reach without an existing home or a high end custom build in South Viera. Because Catamaran Cove technically sits outside Viera proper, buyers get school zone proximity without Viera's CDD and HOA fee structure.
Merritt Island
Merritt Island runs from Titusville down to Melbourne, but the active new construction community development is concentrated on the north end of the island.
- Island Forest Preserve: A Maronda project, mostly to-be-built, positioned as an executive tier home with a lot of structural and upgrade flexibility.
- Egrets Reserve: Also a Maronda community just south of Island Forest Preserve, with the same emphasis on conservation and waterfront home sites.
One thing worth knowing if you're considering north Merritt Island: nearly everything you need day to day, schools, shopping, and retail, is centered further south on the island. The intersection of Courtenay Parkway, SR-3, and SR-528 sees real congestion, and the Barge Canal drawbridge can add delays when it's up. Space Center commute times are excellent from up here, but getting off the north end of the island during peak hours is worth test driving before you commit.
Viera
Viera is its own master-planned world, and nearly everything new here is built by Viera Builders unless it's a custom home or a 55-plus community.

- Farralon Fields: Mid-century modern homes with clean lines, big windows, and open layouts, split between gated and non-gated sections so buyers have a choice. One and two story plans include lofts, flex rooms, and wine niches, with Duran Golf Club and The Avenue Viera both close by.
- Crossmolina: One of Viera's newer communities, built around flexible floorplans and smart home features from the start. Homes are designed for multigenerational living or a home office setup, with a resort style pool, walking trails, and lake and conservation views throughout the community.

Lake Washington (Melbourne)
One infrastructure item worth watching for anyone considering Lake Washington: the proposed Lake Andrew Drive extension, which would connect directly into Viera and is expected to cut roughly 15 minutes off the drive for Lake Washington residents. It hasn't broken ground yet, but multiple sources point to this being a matter of when, not if.
- Enclave at Lake Washington: A small, gated enclave of custom homes on larger home sites at the south end of Viera, close to Viera's amenities without being inside the core master plan.
Satellite Beach
Satellite Beach is seeing two townhome-focused projects, both close to the sand.
- The Vue: A Maronda project directly across the street from the beach, built with a coastal Florida aesthetic that stands apart from most of what's currently available on the beachside.
- Tortuga Cay: A D.R. Horton townhome community going in at the site of the old post office, near Satellite High School.
Melbourne
Greater Melbourne spans from Viera down through several large mixed-use and residential projects.

West Melbourne
Space Coast Town Center: The one mostly non-residential project on this list, but worth watching. Located at the intersection of SR-192 and the St. Johns Heritage Parkway North extension, the master plan includes 61 planned buildings, 350,000 square feet of retail, 48,000 square feet of grocery space, roughly 3,000 planned multifamily residences (300 units already under construction), 500,000 square feet of office space, and two hotels totaling 250 to 300 rooms. A section is preliminarily zoned for single-family residential, which would bring an Avenues at Viera style anchor to the northwest Palm Bay and West Melbourne area.
- Sunrise Estates: A Pulte single family and townhome community in West Melbourne with the ability to pick your home site, floor plan, and structural changes.
- Green Leaf: A Stanley Martin community in West Melbourne with larger home sites, including three-car garage options. Most homes here are spec and already under construction. Worth noting for anyone sensitive to highway noise given the I-95 proximity.
Palm Bay
Palm Bay is the biggest section of this list, and it breaks down into four quadrants: northwest, southwest, northeast, and southeast. The northwest and southeast quadrants are the ones to watch closely, both tied to the ongoing St. Johns Heritage Parkway extension, which is expected to eventually connect the north and south segments of the parkway and open up significant new development along that corridor.
- Country Club Estates: Built on a former golf course in the northeast quadrant, close to Melbourne and West Melbourne. Stanley Martin and Risewell (formerly LandSea) are offering a mix of spec and to be built homes here, positioned as an executive level, single story product with three car garage options available.
- Everlands: One of the highest traction communities in Palm Bay right now, made up of several sub communities:

- Richmond Cove: A Holiday Builders community with roughly 86 home sites, positioned as a value driven series with prices starting in the low $300,000s and homes ranging from about 1,200 to 1,800 square feet.
- Waterstone (SE Palm Bay):

- Ashton Park: Slated for roughly 3,900 single-family homes, 870 townhomes or villas, over 1,000 multifamily units, and 1.5 million-plus square feet of flexible commercial space.

Grant-Valkaria
